Earl Huse began his real state career in the mid 1970’s after leaving his golf profession and completing various creative financing seminars and accounting courses in Northern California. He recognized a need for educational presentations for optional methods to real estate financing during the late 1960’s and early 1970’s while investigating creative financing investment options for his personal goals.

 

Moving to Southern California in the early 1970’s, Huse began attending FHA, VA, FHMA, and FHLMC processing and underwriting seminars offered by various agencies so as to have a complete understanding of the real estate loan application and process from loan generation to loan funding. This education was later used to educate the general public as to the complexity and simplicity in the loan process.

 

Huse joined a major real estate firm in the mid 1970’s while attending law school. His main function with the real estate firm was to develop continual education courses that would be approved and accredited in California for continual education for licensed real estate agents. Huse graduated in 1979 with a Juris Doctor in law.

 

He ultimately was successful in obtaining over 120 hours in Department of Real Estate continual education seminar credits consisting of 5 courses including Equity Share (the only Equity Share contract approved), Real Estate Law, and Mathematics of Finance.

 

Seeing the real estate acquisition opportunities due to increasing interest rates, Huse began a quest to acquire SFR’s at drastically reduced prices with quite favorable financing options that would benefit both the seller and himself. With the properties in hand, he devised creating financing concepts that were unique in the real estate industry. So unique, as a matter of fact, they were once called the “Earl the Pearl, the Gem of the Sea” financing concepts.

 

With the demand for his appearance continually sought after, Huse was a regular guest speaker on a local radio station offering creative financing solutions to guests calling in with their questions. This soon led to local TV sponsorship for him to present creative financing solutions to problems by the guest.

 

His teachings and writings soon lead to developing other finance seminars with educating the consumer as the main focus.

 

The early 1980’s brought new concept to the marketplace with increasing interest rates and foreclosures thought-out

 

the U.S. led to the challenging development of creative financing seminars that would do several things for consumers all at a time:

1.        Show true no money down purchase concepts.

2.        Show perspective investors how to properly qualify for loans.

3.        How to understand various real estate loans and what they are.

4.        Understanding contracts and how to use them and why (with legal advise),

5.        and other concerns.

 

As a result of these needs, Huse began a seminar trail throughout Southern California, Northern California, Oregon, Washington, Texas, and Okalahoma, that would add to his ever mounting seminars presentations soon bringing him to over 1,000.

 

Lending, buying homes and seminars soon became a way of life and business, which required Huse to acquire his own mortgage company in Southern California. The success of the company afforded him the opportunity to create a real estate marketing club in Southern California that offered a consortium of programs to his members. Foreclosed properties were the main focus (how to buy, sell, exchange, finance, etc.) along with continual education on creative financing options, marketing and of course, financing options with the mortgage company. The club, opened to the general public, allowed agents and consumers to market their own properties and with the assistance of Huse, structure creative financing options based on client’s individual needs.

 

In the late 1980’s, Huse liquidated his interests in the mortgage company, marketing  club and retired from the seminar industry only to seek other ventures in the mortgage-banking world.

 

In early 2000, Huse retired to devote time to the competition and publication of a series of books which include Learn the Secrets of Real Estate Loans, America, I Want Some Real Estate and How to Buy it, Now and Forever, Zero Mortgage Payments and Pretty Place, U.S.A.- For Sale By Owner. He is currently writing other books soon to be released that will complement his original series.
